Llanfynydd is a small village in Carmarthenshire, West Wales, a rural community with a great spirit, a wonderful little School, an ancient Church, two Chapels and two Pubs. The Farmers Arms being to the Southern edge attracts clientele from other local villages that do not have the luxury of a pub. The village is situated close to the edge of the Brecon Beacons National Park, and near the National Botanic Garden of Wales, the wonderfully restored Aberglasney Gardens, and many other attractions.
St Egwad’s Church dominates this small attractive village. The southern part of the church, and possibly the tower, date back to the 13th century, while the northern part was added in the 15th century. The church boasts an unusual sunken chancel and a fine wooden roof.
Many activities are available amongst this wonderful scenery from walking, relaxing by fishing , golf or even visit some of the wonderful beaches and ancient castles.
Only a matter of minutes away is the Brechfa mountain bike trail – one of the finest in Europe.

THE BUSINESS

The Farmers Arms is an active community pub that enjoys good relations with the villagers hosting Darts & Dominoes and Tug of War teams, fortnightly quiz nights and monthly cabaret nights and car boot sales. Planning permissions have been passed for new quality dwellings in close proximity and there is all year ‘time share’ properties in the locale. The pub receives Tourist Board exposure on the website, masses of potential with the letting rooms.
The business has been family owned for nearly 2 years but they now seek early retirement. The business has traded to suit their ‘lifestyle’ with no other staff employed.
We have accounts to y/e 31/3/07 with Sales of £70,823 inc vat and recon net profits circa £8000.
Without doubt there is tremendous opportunity to further grow the business with a slight change of focus on the food offerings and opening hours which would be expected of a new energetic owner. The locale is popular as a destination food experience and it would be reasonable to expect for Sales to more than treble.
